Consulting and Project Management

TECTU offers consultancy to companies or individuals wishing to undertake a real estate operation on run-down buildings, for their use or in order to generate value, with a regenerative and sustainable philosophy.

Preventive analyses

Preventive analysis is a critical step in this type of transaction. We assess the property for clients: its state of preservation, functional and structural data, location and context, connections and saleability.
We provide detailed quality reports at the end of this phase.

Business Plan drafting

By analysing the market in the specific area, the state of the property, and the project assumptions, we draw up the business plan of the operation so as to highlight the return on investment, the maximum costs to be budgeted, the cash flows, and the payback periods.

Design

Preliminary and executive design, metric calculations and specifications, relations with the P.A. to obtain authorisations and permits, possible asseverations for tax incentives, work supervision.

Project Management

Cash flow planning, integrated site and supplier management, cost and budget control, time and process organisation. Organisation of companies, craftsmen and suppliers.
